Why invest in a new home for social innovation?

With real estate prices soaring and rent rising accordingly, it became a priority for us to create a permanent, affordable home for social innovation in downtown Toronto near industry, corporations, transit, government and decision makers.

So, after much secrecy, we’re thrilled to announce that CSI has bought the 64,000 sq. ft. Murray Building, located right across the street from CSI Spadina at 192 Spadina! (Read more about why we felt buying a building was crucial in Tonya's blog.) The beautiful brick and beam building was just screaming for us to make it another home for social innovators—nonprofits, for-profits, entrepreneurs, artists and activists working on ideas that benefit people and the planet. But we can’t do it alone! We want to buy out our short-term bridge financiers and leverage the power of community. So we’re bringing back the Community Bond and offering our supporters a real estate investment with social impact!

What’s the opportunity?

CSI has purchased a 64,000 sq. ft. brick and beam building near Queen and Spadina to expand its globally recognized coworking model. We’re bringing back the Community Bond, which we used to purchase our CSI Annex location, offering an annual return of 3 - 4.5% to finance the creation of a new home for social innovation.

How does it work?

The Community Bond is an interest-bearing loan that allows a nonprofit to leverage its community of supporters to pursue its mission, build its resiliency, and create more vibrant communities. Your investment earns you an annual return, is backed by the underlying asset (in this case, a building), and has a social and/or environmental benefit as well as a financial return.

TechSoup Canada is dedicated to empowering charities, nonprofits and libraries with the effective use of technology. Since 2004, over 14,000 nonprofits, charities and libraries in Canada have received over $185 million worth of software donations through TechSoup's programs.

Toronto Tool Library

The Toronto Tool Library is Toronto's first community space for sharing tools - as wide ranging as generators and drills, to 3D printers and an open-sourced laser cutter - reducing consumption and ensuring access for everyone.

Our plan for the building

The beautiful building is comprised of six stories totalling 64,000 sq. ft. It currently has a 75% occupancy on the upper floors with the ground floor empty. The offices are between 300-4,000 sq. ft.

Our plan is to keep the current tenants — many of whom already fit with the CSI mission — fill the existing vacant units, rent out the ground floor as part of our event space rental business, and make necessary repairs and upgrades. After consultation and assessment, we would gradually convert some of the building into the CSI model with shared facilities, meeting rooms, event spaces, offices and coworking. We will move our current CSI Spadina tenants to the new building when our lease with the Robertson building ends October 2018.

Our track record

CSI celebrated its tenth anniversary in May. We’re a coworking space, community and launchpad for people who are changing the world. We now serve over 1,700 members over three locations in Toronto and one in New York City. CSI Annex (720 Bathurst) is the only location that we own, and it has proven itself to be instrumental to our ability to provide affordable spaces for the social mission sector to work, collaborate and build a better world. As an organization, being a property owner also insulates us from rent increases and protects our bottom line.

In 2010, we bought and renovated CSI Annex for $6.8M, with $2M coming from the sale of Community Bonds. The building is now valued at $10.25M, is home to 195 organizations (including nonprofits, for-profits and charities), hosts hundreds of events every year, and started to generate revenues in excess of costs by 2013. Our investors have earned an annual return on their investments, and helped create a home for social entrepreneurship and innovation in Toronto.

We rent shared desks, private desks and private offices, as well as meeting rooms and event spaces. Private offices at CSI Annex have always been at 100% capacity and several organizations have needed larger offices than we can currently offer. Also, meeting and event spaces have been one of the most important sources of revenue for CSI. This new building would enable us to offer both larger offices and larger meeting room and events spaces.

CSI was created to bring down the silos and increase connection and collaboration between those working to make the world a better place. The model has been an incredible success and we are recognized globally as pioneers of the social innovation movement. Toronto's social mission sector needs a home to collaborate and co-create.
